ROCKWELL ACCIRES NEAR-FULL CONTROL OF ALABANG TOWN CENTER IN ₱6.2-B DEAL

​Rockwell Land Corporation has secured effective full control of Alabang Town Center (ATC) after purchasing an additional 22.96% stake in Alabang Commercial Corporation (ACC) from the Madrigal family for ₱6.2 billion.

​In a regulatory filing with the Philippine Stock Exchange on Thursday, July 30, the Lopez-led property developer confirmed signing share purchase agreements with the majority of ACC’s remaining shareholders.

The deal increases Rockwell’s ownership from 76.3% to 99.26%, granting it master-planning control over the 17.5-hectare commercial property in Alabang, Muntinlupa.

​With near-total ownership secured, Rockwell is set to execute a 10-year master plan aimed at modernizing the suburban retail destination. Initial planning is underway, led by Uruguayan-Canadian architect Carlos Ott—renowned for global architectural landmarks—alongside local architect Jun Rodriguez of PRSP.

​The redevelopment strategy will roll out in phases:

  • Immediate Priorities (Next 2 Years): Operational enhancements, including expanded parking capacity, optimized traffic flow, and a refreshed tenant mix to boost retail traffic.
  • Long-Term Vision (5 to 10 Years): A high-density, experiential lifestyle and retail transformation that modernizes the estate while preserving its signature suburban character.

​This major acquisition caps off a strong 2026 performance for Rockwell across its core verticals. Recent operational milestones include the unit turnover at Aruga Resort and Residences in Mactan, Cebu; the topping-off of Power Plant Mall in Angeles City, Pampanga; and high market absorption for Cabo San Diego, a luxury beachfront project in Lian, Batangas.

​By consolidating its hold on ACC, Rockwell aims to capture greater operational synergies across its portfolio while expanding its footprint in high-growth regional hubs.
