Filinvest REIT Corporation (FILRT), the real estate investment trust arm of the Gotianun Group, logged a 34% surge in net income to ₱874 million for the first half of 2026, paving the way for a ₱391-million cash dividend declaration for the second quarter.
In a filing with the Philippine Stock Exchange on Tuesday, August 4, the firm attributed its 31% year-on-year revenue increase—totaling ₱2.05 billion—primarily to the full-period revenue stream from the newly acquired Festival Main Mall. Meanwhile, prudent management kept costs and expenses at ₱663 million (an 8% uptick), while other charges dipped by 1% to ₱185 million.
FILRT currently manages a 452,310-square-meter portfolio consisting of 17 office buildings, one retail mall, and a resort lot. Average occupancy reached 87% in the first half, up six percentage points year-on-year, as the acquisition of Festival Main Mall helped cushion softer office rental rates. The portfolio is distributed across office (61%), retail (32%), and hospitality (7%) spaces.
The office segment posted an 80% average occupancy rate, with multinational business process outsourcing (BPO) firms occupying 85% of the leased space.
By the end of June, FILRT secured 5,964 sqm in new leases within Northgate Cyberzone, while maintaining a 49% retention rate on 20,689 sqm of expiring leases for the year. The portfolio’s weighted average lease expiry stands at 13.95 years.
“Our first-half performance reflects the resilience of our portfolio. As we move through the rest of 2026, we will remain focused on disciplined leasing, prudent cost management, and sustainability-led initiatives that support stable dividends and long-term shareholder value,” said FILRT President and CEO Maricel Brion-Lirio.
Following the strong results, FILRT’s board approved a regular quarterly cash dividend of ₱0.06 per share, payable on September 1 to shareholders of record as of August 20.
This raises total 2026 declared dividends to ₱0.18 per share (₱1.17 billion total), representing an annualized yield of 8.2% based on its ₱2.92 closing price on August 3.
