SSS INCREASES CENTURY PROPERTIES STAKE TO NEARLY 10%

State-run pension fund Social Security System (SSS) has expanded its position in Century Properties Group Inc. (CPG) to 9.9% following a new ₱270.3-million equity purchase aimed at securing stable investment returns.

According to a disclosure filed with the Philippine Stock Exchange, SSS bought 406.47 million common shares at ₱0.665 apiece from Century Properties Inc., the holding company led by the founding Antonio family. The deal lifts the pension fund’s ownership up from 6.4%, building on its initial investment of 740.74 million common shares acquired in July last year.

CPG President and Chief Executive Officer Marco Antonio stated that the added capital underscores faith in the real estate developer’s business model and fiscal direction.

“SSS’s increased investment represents a strong vote of confidence in CPG’s fundamentals, governance, growth strategy, and shareholder return profile,” Antonio said.

“It also affirms continued conviction in the Company’s Twin Engine Strategy, which combines PHirst’s affordable first-home platform with CPG’s premium residential portfolio,” he added.

Century Properties continues to pursue a dual strategy, pairing high-end urban residential developments with lower-middle-income housing under its PHirst brand to address the nation’s ongoing housing deficit. Antonio noted that CPG aims to maintain consistent dividend payouts while keeping debt manageable.

“From a capital markets perspective, SSS’s additional investment is a clear endorsement of CPG’s fundamentals, governance standards, financial discipline, and shareholder return profile,” CPG Chief Financial Officer and Head of Investor Relations Rodel Marqueses said.

While the share sale allows the Antonio family to retain majority control, it expands CPG’s public float and positions SSS to earn recurring dividend income from ongoing project completions.
