ABS-CBN Corporation aims to complete the transfer of a portion of its Quezon City real estate to Ayala Land Inc. (ALI) by mid-2027, as the media company progresses with consolidating its operations within the retained section of its former compound.
During a meeting with shareholders on August 19, Grant Orbeta, ABS-CBN’s head of real estate and development, indicated that the property handover is scheduled for the middle of next year.
He explained that all Quezon City-based operational units will be centered at the Eugenio Lopez Jr. Communications Center and the Gina Lopez Building once the transition concludes.
“After turnover of the sold parcel to Ayala Land by mid-2027, all operating units based in Quezon City will hold office in the Eugenio Lopez Communications Center and the Gina Lopez Building,”
The transaction covers roughly three hectares of the broadcaster’s original 4.4-hectare Quezon City site. Ayala Land agreed to acquire the property for ₱6.24 billion, an area that encompasses the former ABS-CBN Main Building alongside the location of the 220-meter Millennium Transmitter.
ABS-CBN will retain approximately 1.4 hectares housing the ELJ Communications Center and studio facilities. The network has been streamlining its footprint on this remaining area as part of the deal, using proceeds from the transaction to pay down outstanding bank debt.
The operational adjustment has also received regulatory backing.
In June 2026, the Securities and Exchange Commission (SEC) approved ABS-CBN’s request to change its registered primary office address from the ABS-CBN Broadcast Center to the Eugenio Lopez Jr. Communications Center, formalizing the move to the smaller footprint.
This updated mid-2027 handover timeframe adjusts the previous schedule announced by the company in 2025, when management anticipated completing the operational consolidation by July 2026 and turning over the property to Ayala Land by December 2026.
For Ayala Land, the purchase supports its ongoing expansion strategy in Quezon City. However, the developer noted that master planning for the acquired three-hectare site remains under evaluation, with no definitive launch timeline yet set.
In April 2026, Ayala Land President and CEO Anna Ma. Margarita “Meean” Dy confirmed that redevelopment plans were still in the early design phase.
The transaction represents a major step in ABS-CBN’s strategy to optimize its physical assets and handle financial obligations following its pivot away from traditional terrestrial broadcasting. The transition leaves the ELJ Communications Center and the Gina Lopez Building as the primary centers for the network’s local operations.
As the target turnover date approaches, ABS-CBN is continuing to centralize its facilities while Ayala Land works toward finalizing its long-term redevelopment blueprint for the former broadcast complex.
