Ayala Land Premier has officially started handing over keys to buyers at Molave, the first completed tower of its Gardencourt Residences project in Arca South, Taguig City.
The handover of all 134 units in the mid-rise building marks the transformation of the development into an active residential community.
It also aligns with parent firm Ayala Land Inc.’s broader operational push to meet project delivery schedules, following the completion of nearly 6,000 residential units across 40 developments in the first half of the year toward a 13,000-unit annual target.
Molave is the first of five planned mid-rise structures within the parkside complex. Designed with a maximum of 12 units per floor ranging from 68 to 261 square meters, the residences feature large windows, high ceilings, private balconies, and an exclusive Sky Garden.
Surrounded by green spaces on three sides, the development centers on The Gardencourt—a 5,000-square-meter private courtyard designed by Singapore-based Habitus Design Group. The central space integrates open lawns, walking paths, a pool complex, a fitness center, and a garden pavilion.
To address flood risks during heavy rainfall, the property integrates into Arca South’s estate-wide drainage infrastructure.
An underground stormwater detention cistern beneath the township can retain up to 2,500 cubic meters of rainwater before gradually releasing it into the municipal drainage network, mirroring flood-mitigation facilities implemented in other Ayala Land developments such as Bonifacio Global City, Vertis North, and Cloverleaf.
