BF RESORT VILLAGE RESIDENTS SLAM STEEP HIKE IN DELIVERY GATE FEES

LAS PIÑAS CITY, Philippines — Homeowners have taken to social media to voice intense frustration following a steep increase in gate fees for incoming deliveries implemented by the BF Resort Village Talon Homeowners Association Inc. (BFRVTHAI) effective October 1.

The association significantly elevated charges labeled as a “Road Maintenance/Road User Fee,” catching many community members by surprise.

According to residents, fees for private four-wheeled delivery vehicles climbed from P100 to P150, while rates for larger delivery trucks surged dramatically from P150 to P600. Families also expressed dismay that these extra charges now apply to basic food deliveries and casual drop-offs from visitors, which they consider unreasonable.

Alongside the fee adjustments, BFRVTHAI intensified security operations by deploying personnel from RAAN Venture International Security Agency to control booths and stationing Security Marshals at village entry points.

Many residents argue that the new charges lack justification. Several locals pointed out that under the previous administration of the Reform group within the now-defunct BF Resort Village Homeowners Association Inc. (BFRVHAI), standard residential delivery fees were abolished entirely, restricting collections solely to heavy construction deliveries.

Frustrated property owners are now demanding transparency, questioning how the revenues collected from the road maintenance fees are being managed and spent.

In response to the backlash, BFRVTHAI defended the rate hike via social media, explaining that the adjustments are vital to cover monthly operational costs totaling P5.04 million.

The association noted that its estimated monthly income—combining homeowner dues, permit fees, and gate charges—would only reach P3 million even under full collection.

Despite this justification, residents remain unconvinced, questioning why the association’s financial deficit is being shifted onto homeowners and everyday delivery users.
