MIAA BUYS NAIA TERMINAL 3 LAND FOR ₱48-BILLION

The Manila International Airport Authority (MIAA) has finalized the acquisition of the 61-hectare land where the Ninoy Aquino International Airport (NAIA) Terminal 3 sits from the Bases Conversion and Development Authority (BCDA) for ₱48 billion.

​Under the agreed payment structure, MIAA made an upfront downpayment of ₱10 billion. The remaining ₱38 billion balance will be paid through semi-annual installments spanning the next 15 years.

​Airport officials stated that acquiring the property is a strategic decision intended to expand airport capacity, optimize day-to-day operations, and improve the travel experience for passengers at the country’s main international gateway.

​”This acquisition provides greater certainty for long-term planning, sound asset management, and the continued advancement of Philippine aviation,” said MIAA General Manager Eric Jose Ines.

​The purchase comes amid surging travel demands. NAIA documented 27 million passengers by the end of 2025, emphasizing a pressing need for infrastructure upgrades and better service capabilities.

​Meanwhile, the BCDA noted that the sale directly aligns with its mandate to transform former United States military bases into productive economic zones.

Revenues generated from land dispositions—including sales, leases, and joint ventures—are utilized to fund national development initiatives.

​The majority of these proceeds are remitted to the Bureau of the Treasury as dividends, while dedicated portions are allocated to the Armed Forces of the Philippines (AFP) and other state beneficiaries. The remaining balance is plowed back into infrastructure projects within various BCDA economic zones.
